West End builds its character The promise of classy looking flats on top of a swanky business zone is set to transform Singapore’s western reaches into a more vibrant place to live.
Jurong has long been associated with industry but this is set to change with the steady development habitats in a class of their own.
A review of recent developments and future plans shows that Jurong is well on its way to becoming a much talked about estate of the future.
Jurong’s association with production, processing and industrial developments will eventually alter as the Jurong Town Corporation (JTC) puts in place the infrastructure for a high tech IT related business park, and the URA fleshes out its vision for Jurong over the next 30 years. According to the URA Development Guide Plan (DGP) for Jurong, the western region is slated to be developed into a Regional Centre rivaling even the current CBD.
The HDB has also recently announced that its new premium apartments will be built in Jurong West. This is expected to draw more people to make their home there and could be even lead to a renewed interest in the overall Jurong property market.
A place to live and work At the core of this vision for Jurong is the proposed Business Park with swanky new office buildings replacing the faceless industrial buildings that recently dominate the landscape.
In order to attract and maintain the tenancy of businesses on the cutting edge of technology, the Park will have to meet specific needs in a functional sense. This is on top of having a ‘face’, spirit and attitude that these businesses want to identify with.
They will have to be prestigious and versatile since knowledge based industries tend to centralize a whole range of activities.
Wider housing choices With some 360,000 new jobs being created over the next 10 to 20 years, to cater to the businesses operating in this Regional Centre, the provision of quality housing will become a necessary priority.
Plans have been put in place for waterfront housing on a 80 hectares site along the Jurong River, while another 22 hectares north of the present IMM will be devoted to high density housing. On the whole, the land allotted for housing in Jurong will be increased o an overall 252 hectares.
Dramatic skyline The most obvious physical change to Jurong will be the introduction of a dramatic skyline. In about 10 years time, four 36-storey towers at the core of the Regional Centre will provide an instant visual impact, signifying that one has reached Jurong.
The approach to the town by way of the proposed tree lined, one-way boulevard along Jurong East Street 11 is to give the sense of an entrance, and will provide an experience similar to approaching Changi Airport.
If the detailed long-term blueprints, which aim to mould Jurong into the point of entry for the entire West materializes as planned, then Jurong will eventually become an exciting place to live and work with its own unique lifestyle, very much akin to Silicon Valley in the US.
